Background

Building Construction and Real Estate Development projects by their very nature are very risky undertakings. These projects are usually characterized by great uncertainty as it relates to their outcome due to several risk factors related to costs, liabilities and the inherent competing interests of the various stakeholders. Although very risky on one hand, the successful completion of any construction or real estate project can be as equally rewarding if they are managed efficiently.

With this in mind, Q-ACE & Associates Consultants are offering a wide range of construction and real estate project management services. Among the services offered are: real estate development consultancy, construction project management, property management, building construction, architectural and quantity surveying. Our services are structured to meet the needs of all our clients. 

 Q-ACE is armed with the practical knowledge necessary to assess all the possible risks that can cause a project to fail and provides innovative and effective solutions to make informed decisions. We also conduct regular site visits and monitoring functions of the construction activities in the development stages through to completion. Our team is also readily available to carry out your construction activities.

COMPANY HISTORY

Q-ACE & Associates (Q-ACE) is duly registered under the Companies Act of Jamaica as a Sole Trader. Its core business include: real estate development consultancy, project management, construction management, building construction, property management, architectural drafting and quantity surveying services.

Q-ACE is the brain child of the principal Raymond A. Johnson and was born out of the need to provide sound guidance in the area of project management to our clients who are the primary stake holders in the construction and real estate industry. Its principal director, Raymond Johnson possesses over sixteen (16) years of practical experience and knowledge of construction as well as real estate development projects.

With our knowledge, experience and understanding of the processes involved in construction and real estate development projects, Q-ACE has strategically positioned itself as a “one stop shop” service offering.  The use of technology and a reliable and competent team allows us to deliver great results for our clients.  

We attribute most of our success to the high level of professionalism and ethical conduct exhibited by our trained and competent staff.  We also place significant focus on our technical and financial assessments, as well as close monitoring of all projects undertaken.

DIRECTORS & MANAGEMENT

Raymond Johnson, is a construction engineer by profession and is the holder of a Certificate in Applied Project Management from Boston University, a Bachelor Degree in Construction Engineering and Management as well as a Bachelors Degree in Quantity Surveying from the University of Technology, Jamaica. 

He has in excess of sixteen (16) years experience in construction and real estate development. Mr. Johnson has been employed in both technical and project management capacities in public sector companies, as well as central government. His experience spans a broad area of the construction sector and includes residential, commercial and educational building construction, as well as civil infrastructure works. His most recent major assignment was that of Technical Officer, where he served as the chief advisor on all construction and building matters in relation to the lending of funds to clients of Jamaica Mortgage Bank. 

During his tenure at the JMB, Raymond has solicited real estate businesses for over 35 housing development projects across the island with a total value of over J$10.2B. In his individual performance for financial year April 2018-March 2019, he achieved a record-breaking performance of over J$3.4B approved by the JMB Board for 10 housing development projects. This accomplishment was done in just six (6) months.  

Mr. Johnson was very instrumental in the development of two new products, now being offered by the JMB; Technical Support Service (TSS) and Diaspora Home Building Services.  The TSS product, was specifically designed to assist financial institutions engaged in financing real estate development projects with technical assessment and project management expertise. These types of service reduces significantly the construction risks usually associated with real estate development projects. 

The second product, Diaspora Home Building Services, was purposefully designed to offer project management services to returning Jamaicans living in the diaspora who are desirous of building a home on the “rock” (Jamaica).
